Regulation is moving faster than many corporate planning cycles. AI, data, tax, sustainability, competition, sanctions, tariffs and digital regulation now overlap in ways that affect strategy, cost, disclosure, market access and capital allocation. For Singapore companies, the challenge is especially acute because many operate across several regulatory systems at once: local rules, ASEAN markets, China exposure, US policy, EU sustainability requirements and global financial regulation.
This session would examine how investors can distinguish real governance from compliance. Does the board receive integrated regulatory intelligence, or a set of disconnected legal updates? Does regulation shape business-model choices, technology investment, supply-chain design, disclosure and capital deployment? For investors, regulatory foresight is becoming a marker of governance quality. Stronger companies will use regulation as an input into strategy. Weaker companies will treat it as a reporting or compliance burden.

Lance Ang is a Lecturer (Provost’s Chair) at the School of Law, Singapore University of Social Sciences, and a Research Associate at the Centre for Business Research, Judge Business School, University of Cambridge. As the recipient of the Lee Kuan Yew Fitzwilliam Scholarship, Lance graduated in 2022 with the Master of Law (First Class Honours) from the University of Cambridge, where he was awarded the 1912 Senior Scholarship and David Pearl Prize. Prior to joining academia, he practised in corporate mergers & acquisitions and served as a Legal Counsel at an international bank.
Dennis is a Partner with RSM Singapore with over 25 years of experience. He is the Head of the firm’s Business Consulting Practice, serves as the Firm’s Real Estate and Vertical Leader and is the Co-Leader for ESG. Dennis plays an active role educating and promoting best practices and trends in the professional community. He is a regular speaker/moderator for the Institute of Chartered Accountants (Singapore), CPA Australia and the Institute of Internal Auditors. Dennis also sits on the Governance Committee of ISCA Singapore and is actively involved in the RSM network’s initiatives across ASEAN for risk consulting and ESG matters.
Dennis has extensive experience in leading risk advisory, internal audit, corporate governance and ESG related engagements. He has also been involved in cross border and ASEAN centered engagements involving operational due diligence, risk management facilitation and pre-IPO control reviews. Dennis has domain knowledge and experience in leading data protection, anti-money laundering, anti-fraud and business continuity management engagements.
As the CEO of the managers of CapitaLand Ascott Trust, Ms Serena Teo leads the overall strategic planning and implementation of the business, investment and operational strategies, and oversees the investment, asset management, finance, investor relations and sustainability functions.
Ms Teo has over 25 years of experience across private and public sectors, including more than 12 years with Ascendas Group, and more than 10 years in the Singapore Economic Development Board, EDB Investments and Chartered Semiconductors.
Ms Teo holds a Master in Business Administration from INSEAD and a Bachelor in Electrical and Electronic Engineering (Honours) from National University of Singapore.
